Maintenance & Repairs

How to Submit a Maintenance Request

For non-urgent maintenance issues, please use our online maintenance request form. Include photos whenever possible—this helps us diagnose the problem quickly.

Rent Payments

We make rent payments simple and secure.

How to Pay Rent

Tenants can pay rent using any approved method, including:

  • E-transfer
  • Pre-authorized debit (PAD), where available
  • Post-dated cheques

When Rent Is Due

Rent is due on the 1st day of the rental period each month. For example if your lease starts on the 15th of January your rent would be due on the 15th of each month. Similarly, if the lease start date was the 1st of January, the rent would be due on the 1st of each month. If you have payment questions or need clarification, contact our office before your rent is due.

Late Payments

Late payments are managed in accordance with Ontario’s Residential Tenancies Act. Fees or notices may apply if rent is consistently late.

Moving In

We want your move-in experience to be smooth and stress-free.

Before You Arrive

You’ll receive detailed move-in instructions, including:

  • Key pick-up details
  • Utility setup requirements (if applicable)
  • Parking and building access rules
  • Any special instructions for your property

Move-In Inspection

A move-in inspection is completed to document the condition of the unit. This ensures clarity for both you and our team throughout your tenancy.

Moving Out

When it’s time to relocate, we’ll guide you through every step.

Notice Period

Tenants must provide 60 days (2 rental periods) written notice in the appropriate N9 form prior to the end of a rental period in accordance with Ontario law.

Move-Out Checklist

You’ll receive a comprehensive checklist to help prepare your unit, including:

  • Cleaning expectations
  • Key return instructions
  • Final meter readings (if applicable)
  • How to schedule the move-out inspection

Last Month’s Rent

Ontario does not allow traditional security deposits. Your last month’s rent deposit will be applied to your final month of tenancy.

FREQUENTLY ASK QUESTIONS

Log in to the Tenant Portal and complete a Maintenance Request Form with photos and details. 

Response times depend on urgency:

  • Urgent: 24–48 hours
  • Non-urgent: 3–5 business days If parts or specialty technicians are needed, timelines may vary—we’ll keep you updated.

Not always. If you authorize entry through the Tenant Portal, technicians can attend while you’re away. For safety and transparency, you’ll receive a confirmation of the appointment and notice once work is completed.

Your lease outlines your due date—typically the 1st or the 15th of each month.

Late rent may incur fees as outlined in your lease. If payment is significantly overdue, the landlord may issue formal notices under Ontario’s Residential Tenancies Act. Contact us early if you’re experiencing payment issues so we can discuss next steps.

Your lease specifies which utilities you’re responsible for. For any utilities under your name, you must open accounts before move-in. We provide recommended utility and internet providers in your Welcome Package.

Responsibility depends on the property type and lease terms.

  • Condos: The building handles exterior maintenance.
  • Houses: You may be responsible for lawn care and snow removal unless stated otherwise.

Always refer to your lease for the exact requirements.

Alterations require written approval from management. Submit a request through the Tenant Portal describing the change, colors, materials, or fixtures you want to use.

These installations often require landlord approval to prevent damage to walls or building infrastructure. Submit a request with installation details before proceeding.

Pet rules depend on the lease and property type.

  • Some condos have strict bylaws on size, breed, or number of pets.
  • For houses, pets may be allowed with conditions.
     Always confirm with management before acquiring a new pet.

Requests must be made through the portal. Condo buildings may charge additional fees for access devices. Processing times vary based on building management.

Ontario law requires 60 days’ written notice, effective from the end of a rental period. Submit your notice through the Tenant Portal so we can provide move-out instructions, cleaning expectations, and key return details.

Ontario does not allow security deposits.
 If you paid a key deposit, it will be refunded within 3 business days after keys are returned and confirmed undamaged.

You must leave the unit in the same clean condition as when you moved in. This includes:

  • Appliances cleaned
  • Floors vacuumed and mopped
  • Bathrooms disinfected
  • Personal items removed
  • Holes patched (unless otherwise approved)

Yes. Most Ontario leases automatically convert to month-to-month at the end of the term. If you prefer to sign a new fixed-term lease, contact us at least 60 days before expiry.

Adjustments require landlord approval and, in some cases, new applications or background checks. Contact us for the correct forms and process.

Subletting requires landlord approval and proper documentation.
 Short-term rentals like Airbnb are strictly prohibited unless explicitly allowed by the building and the lease.

Report it immediately. Replacement costs vary by building. Lost exterior keys or fobs may require reprogramming for security purposes.

All communications should go through the Tenant Portal for tracking and response accuracy.
For emergencies, use the emergency contact number provided in your lease and welcome package.
